This resulted in an estimated $4 billion in damage across over 900 buildings. In 1998, as the crisis was unfolding, the provincial government passed the Homeowner Protection Act, mandating that all new homes built in the province by licensed residential builders carry third-party warranty.

The 2-5-10 New Home Warranty, Explained
BC’s new home warranty is often described using a simple shorthand: the 2-5-10 warranty. It refers to three separate coverage periods, each protecting a different part of your home.
The 2-Year Materials and Labour Warranty
For the first two years after possession, your home is covered for defects in materials and labour. This coverage actually works in layers, becoming more specific as time passes:
- First 12 months: Coverage applies to any defect in materials and labour throughout the home.
- First 24 months: Coverage continues specifically for materials and labour related to your electrical, plumbing, heating, and ventilation systems, as well as the exterior cladding, caulking, windows, and doors where a defect could lead to detachment or material damage.
In plain terms, this means the systems that keep your home running and protected from the elements have an extra layer of coverage through year two.
The 5-Year Building Envelope Warranty
Your home’s building envelope, meaning the barrier that keeps water out, is covered for five years from possession. This includes any defect that allows unintended water penetration serious enough to cause, or likely to cause, material damage to your home. Water intrusion can be one of the most costly issues a home can face, so this extended window of protection matters.
The 10-Year Structural Warranty
The longest piece of coverage protects what holds your home up. For a full ten years after possession, you’re covered against the failure of a load-bearing part of your home. This is the foundation of the warranty, and it’s designed to give you long-term confidence in the structural integrity of the home you live in.

A Real-World Example
Two of our homeowners contacted us around the same time to report that their triple pane windows were failing: sagging sashes and popped seals. With the support of Travelers Canada, we were able to confirm that there was a systemic materials failure that was not installation related and must be resolved by the supplier.
